3 BHK flats in South Mumbai

Families looking for a large home in South Mumbai usually face the same trade-off. The neighbourhoods they know rarely have homes big enough, and the projects that are big enough are often in areas they have no connection to. Girgaum is a place where both needs can meet.

A 4 BHK in Girgaum offers room for a large household near the sea, beside a working Metro station and the start of the Coastal Road. The neighbourhood already has hospitals, colleges and a strong community life, and much of its new housing comes from redeveloping ageing buildings. Here is why that combination appeals, and what to check before you buy.

  1. Demand is concentrated in larger homes

The India Sotheby’s International Realty and CRE Matrix report for the first half of 2026 covered homes priced at ₹10 crore and above across the city. It found that homes of 2,000 to 4,000 sq ft accounted for 58% of primary sales, and buyers aged 35 to 55 for 58% of purchases.

These are city-wide figures, not Girgaum data, but they are likely to resemble many Girgaum buyers: families moving up from a 3 BHK, often with parents living with them and children who need their own rooms. A fourth bedroom is often what makes room for a home office or a staff room as well.

  1. The sea front is part of daily life

Girgaum runs down to Girgaum Chowpatty, at the northern end of Marine Drive. For many households, the promenade is an everyday walk rather than a weekend outing. Grandparents, children and working adults all get open space and sea air close to home.

Some newer towers have sea views from the upper floors, but many homes don’t. If a view is part of what you are paying for, check the orientation and floor carefully.

  1. Metro Line 3 has changed the commute

Girgaon has had its own underground station on Metro Line 3 (the Aqua Line) since the final stretch to Cuffe Parade opened in October 2025. The line runs north through Worli and BKC to the airport. That gives residents a direct alternative to road traffic and crowded local trains.

The benefit is greatest in households where several adults work in different business districts. Charni Road and Grant Road stations on the Western Railway add further options.

  1. The Coastal Road begins at Chowpatty

The Coastal Road’s twin tunnels start at Girgaum Chowpatty and run under Malabar Hill to Priyadarshini Park, with the road continuing to Worli. Driving between Marine Lines and Worli used to take 35 to 40 minutes. It can now take as little as about 10 minutes when traffic is light.

Business owners and executives who drive to work can now reach Worli and the Bandra-Worli Sea Link much more easily.

  1. Hospitals and institutions are already here

Girgaum doesn’t depend on facilities that have yet to be built. Saifee Hospital, a multispeciality hospital, is on Maharshi Karve Road near Charni Road station, and Sir H. N. Reliance Foundation Hospital is also in Girgaon. Wilson College stands opposite Girgaum Chowpatty, the Royal Opera House is nearby, and Fort and Nariman Point are a short drive away.

  1. A neighbourhood with deep roots

Girgaum’s wadis, including the historic East Indian enclave of Khotachiwadi, its temples and churches, and its long-running Ganeshotsav celebrations give it a strong sense of community. Some buyers have family history here and want their children to grow up with it.

There are trade-offs. Lanes are narrow, density is high, street parking is limited, and festival weeks bring crowds. Buyers who value community often accept these. Those looking for a quiet, gated setting may want to look elsewhere.

  1. Redevelopment is bringing modern homes to old streets

With little open land, much of Girgaum’s new housing comes from redeveloping old cessed buildings. Many are being replaced by towers with lifts, amenities and modern construction standards. That is why a spacious 4 BHK is now possible on streets better known for small, ageing flats.

It also means supply is limited and each project is different. Plots are small, floor plans vary, and quality depends heavily on the developer. Rehousing existing tenants, securing approvals and building on tight urban plots is specialised work, so a developer’s experience with residential redevelopment matters.

What to check before you buy

  • Carpet area: Compare RERA carpet area, not built-up or super built-up figures, which listing portals often mix.
  • Floor plan: See how the four bedrooms work, including privacy for parents, natural light and a usable staff room.
  • Parking: Get the allocation confirmed in writing.
  • Registration: Check the project’s MahaRERA registration and possession timeline.
  • Developer record: Review the developer’s completed redevelopment projects and how long they took.
  • Exact location: Portals sometimes list the same project under different locality names, such as Girgaon, Gamdevi or Marine Drive, and a few streets can change the price and outlook.

Is Girgaum right for your family?

A 4 BHK in Girgaum suits buyers who want space without leaving the island city, and who would rather live in an established neighbourhood than a newer, quieter enclave. If you are comparing several South Mumbai locations, give transport links and everyday facilities as much weight as the apartment itself.

Developers with long redevelopment experience, such as Sugee Group, which builds premium apartments in Mumbai’s established neighbourhoods, are part of how new homes are reaching areas like Girgaum.

Frequently asked questions

Why are buyers choosing a 4 BHK in Girgaum?

Girgaum offers space for large families in an established South Mumbai neighbourhood. It has the sea front at Chowpatty, a Metro Line 3 station, direct Coastal Road access and large hospitals nearby. Redevelopment is adding newer towers with bigger layouts.

How much does a 4 BHK in Girgaum cost?

Prices vary sharply by project, view and building age. On listing portals, asking rates for 3, 4 and 5 BHK projects in Girgaon range from around ₹40,000 to about ₹1 lakh per sq ft. Compare offers on RERA carpet area, because portals often mix area measures.

How big is a typical 4 BHK in Girgaum?

Sizes listed on portals range from under 2,000 sq ft to over 3,000 sq ft in some newer towers. Listings don’t always say whether a figure is carpet or built-up area, so check the project’s MahaRERA filing.

How well connected is Girgaum to BKC, Worli and Nariman Point?

Girgaon station on Metro Line 3 links directly to Worli and BKC, and the Coastal Road gives quick road access to Worli. Nariman Point and Fort are a short drive south, and Charni Road and Grant Road stations are on the Western Railway.

What are the downsides of living in Girgaum?

The main ones are narrow lanes, high density, limited street parking and crowds during Ganeshotsav. New supply is limited, and nearby redevelopment can bring construction noise for a while.
